The Risk of Buying Land Without Having a Survey Done

We purchased our property three years ago. Recently we had it surveyed and found that our neighbor's fence crossed onto our side of the property line by over six feet. She had it built about 5 years ago and neither the seller nor the title company said anything to us about the encroachment.
